MUIRFIELD HEATH BASICS

There are 47 single-family homes in Muirfield Heath. The swimming pool is the HOA’s sole physical asset. The association is self-managed and homeowners are encouraged to participate on association committees and attend board meetings which are open to all homeowners. 

 

WHAT THE ASSOCIATION PROVIDES:


  1. Comcast cable TV under a bulk service agreement- Current service is “Digital Starter” service for 3 TVs in standard definition internet, enhanced TV services, and phone must be contracted separately with Comcast. 


  1. Mowing of lawns and trimming of bushes adjacent to houses - Lawns are mowed once a week in the summer and as needed in the winter. Bushes and shrubs are trimmed with power trimmers once a month or as needed. 


  1. Fertilization of lawns and some spraying of lawns against insects and weeds - Lawns are fertilized and sprayed against insects twice a year, but frequency may vary due to weather and regulations. Lawns and beds are also sprayed against weeds on a limited basis. 


  1. Upkeep of the swimming pool and pool house - The pool gates are locked and accessed using a key provided to each homeowner The pool is heated in the winter months and the temperature is set at about 83 degrees (actual temperature may be lower during cold winter spells).


THE ASSOCIATION DOES NOT perform maintenance such as roof repairs or replacement, windows repair or replacements or replace landscape materials of any kind. 


Homeowners are responsible for pick up and disposal of large broken branches from trees, maintaining their exterior which includes courtyards, lanais, roofs and driveways. In addition, they must water lawns and beds, remove dead grass, resod lawns as needed and perform total pest control. Garbage and recycle bins are to be stowed so they are not visible from any angle of the street.
